How can I find a 'Green' home in Phoenix?

There are many more homes with identifiable green features now thanks to the new search tools I have available to me in the MLS home listing system. The new search selection options in the MLS has sections devoted exclusively for identifying Green features and certifications in listed homes. As a member of the PAR, I can target search those features which deliver the most energy savings for your home buying budget. I can search for homes with features such as ‘Green’ Certification (LEED or NAHB Green, etc.), Tankless Hot Water Heater, Air Conditioner with SEER greater than 16, Solar PV panels, Solar hot water, energy audit performed and more.

There is a great selection of homes with energy saving features. Leading the feature list are sun screens and multi-pane windows which significantly reduce monthly utility bills. Although there are only a few homes with A/C units with the very high SEER rating of 16+, there are many homes that can be found with SEER ratings higher than the government minimum rating of 13 SEER. The number of solar equipped homes is a small fraction of the homes with multi-pane windows. This is due to the fact that builders of homes in the last decade are increasingly putting in multi-pane windows as standard building practice. Also, installing multi-pane windows and especially sun screens costs less than a third of a typical solar system installation when retrofitting a home. The low number of EnergyStar appliances is due to the low failure rate of appliances, so most new appliances are upgrades or remodeling projects.

So finding a home with ‘Green’ features and or certifications is possible in Phoenix. A home with multi-pane windows and sun screens is surely a minimum since 45% of the homes for sale have this feature. With careful verification of the newer A/C in the home of interest, it may be possible to have a high efficiency unit in combination with double pane windows and , a great combination to minimize utility bills.
